New Home Being Constructed in Alstyne

Van Alstyne has finally been discovered with new subdivisions popping up all over.  You can find new home construction on suburban 60 ft. lots in town or custom home builders building on one acre plus further out but still within the Van Alstyne ISD .  

Something You Should Know Before Looking At New Construction Models. 

Most will have city services but others will be on a Grayson County approved septic system.  You could have water provided by the City of Van Alstyne, South Grayson Public Utility District, Marilee Special Utility District or others as you get into the unicorporated areas nearby..

Two new subdivisions, Sanford Park  (K Hovnanian Homes) and Greywood Heights (Historymaker Homes) offer walking distance to the new Sanford Elementary School, middle school and even Van Alstyne High School if necessary.

These new construction homes are close to downtown Van Alstyne with easy access to Hwy 75 and FM121 (known as Van Alstyne Parkway in town).

Sanford Park

Sanford Park is a K. Hovnanian Homes subdivision with over 110 homesites within walking distance to the Van Alstyne ISD Sanford Elementary, middle and Van Alstyne High School. 

The homes for sale range from apx. 1800 sf to 3000 sf. with prices at the time of writing at $259,000 to $300,000+. 

There is even a five bedroom model available and there are some move in ready homes on the ground in Sanford Park.

Greywood Heights

A new section of Greywood Heights featuring History Maker Homes is under construction.  This is another VAISD subdivision that is within walking distance to the local schools and has easy access to HWY 75.

Chapel Creek

A luxury subdivision with wide concrete streets and gigabyte high speed internet, Chapel Creek Farms (Stone Hollow Homes) is also only a short distance to the local schools but offers a more rustic rural environment on one plus acre lots. 

It is planned to have a nine acre park, pavillion, athletic field  and walking trails. There are 19 lots reserved in a special section called the Enclave that will have homes starting at $600,000.

Homes at Chapel Creek can be by your custom builder or the approved builders of Shaddock Caldwell, Customer Homes of Texas and Oakcrest Custom Builders.

Chapel Creek is a higher end luxury subdivision offering one to two acre homesites very close to schools and town with new homes in the 400s.

Gas and high speed fiber internet service is available. The site includes a 9 acre park, pavillion and walking trails.

Hunter's Crossing & Blackthorn Meadows

The new home developments of Hunter’s Crossing (William Taylor Homes), Blackthorn Meadows (Custom Builders), 121 Farmington & 121 Majors (Reflection Homes) are only about 4 miles West from Hwy 75 offering a more country feel with one acre minimum lots and the opportunity to explore some back roads.

They are situated in the desirable FM121 and Majors or Farmington Road area so you are sure to find a new home matching your lifestyle.

Blackthorn Meadows is a 26 lot new home development of 1 plus acre lots a few miles west of Hwy 75 in Van Alstyne starting in the $80,000s.

Lots will require a minimum 2.400 sf. home with a Grayson County approved septic system. There is no HOA to contend with. Homesites are in the Van Alstyne ISD (VAISD)

Not far away are the 121 Farmington and Hunter’s Ridge new home developments along with the existing Van Alstyne home developments of Steeplechase, Trail Ridge and Grayson Farms.  

121 Farmington/121 Majors

121 Farmington and 121 Majors is a new home development of 53 one acre lots with homes built by Reflection Homes. Prices are in the mid 300s.  One unique feature of Reflection Homes is they hire a third party inspection service to inspect all their new construction.

Many builders only rely on the minimum required city inspections and some go out of their way to make independent home inspections difficult to schedule and coordinate.

This development is also close by to the existing Van Alstyne home subdivisions of  Steeplechase, Trail Ridge, Hunter’s Ridge and Blackthorn Meadows, all about 4 miles West of Hwy 75 in Van Alstyne.

Mantua

Groundbreaking for the infrastructure has started on the first phase of  222 new Van Alstyne homes for sale off of Cartwright road just West of Hwy 75. This is the same road that the new Van Alstyne High School will be built on and is close to the Grayson County Community College campus.

Mantua is a huge planned Risland new home  community between Van Alstyne and Anna. There are approximately 2,940 acres that will have a mixed use of 6000 residential homes and commercial development between Anna and  an Alstyne along highway 75 and Hwy 5.

It is an example of the vibrant new home construction  growth yet to come to the Anna – Van Alstyne area.  

Blue Hills

Development and custom new home construction is  underway on the first phase.

Blue Hills is currently a 15 lot Van Alstyne  subdivision  off  of Jim Cannon Rd. and is still in the Van Alstyne ISD.  This is the initial phase so many more lots will be available in the future.

Blue Hills hasconcrete streets, street lights, acre+ wooded home sites and high speed fiber optic internet. It is only a few miles from East of downtown via FM121.

Rolling Ridge

Rolling Ridge will have Van Alstyne homes for sale when developed soon.

Rolling Ridge is a planned 168 acre tract north of the current Van Alstyne High School off of Highway 5 

A Caution About Farm To Market Roads

If relocating from a suburban environment,  please be aware that FM Roads mean Farm To Market Road so remain alert.  

Part of the charm of this area is it still has working farms and imagine this, farmers!.

It is not unusual to come over a hill or curve to find a slow moving vehicle like a tractor, hay wagon, farm trailer or even a local Realtor, Keith Laursen on horseback!

The sign reads Van Alstyne population 3,046 but it’s actually much more and will be updated with the 2020 Census.
