Country life and driving Farm To Market roads can be different.  Things move at a slower pace. Take the time to enjoy it!

Van Alstyne offers land to build and play on for everything from a couple acres of country living to enough for a farm or ranch.  While larger tracts of land are becoming harder to find, there is still land with character to be found.

Everyone has their dream and it usually involves trees, creeks, ponds and hills.  Unless you are buying big acreage, all those features probably won’t be found in one place!  Sometimes you find a perfect piece of land but is had a dated 1970s home or a doublewide on it.

That was someone’s dream in 1970 or they were going to get around to building a home someday to replace the mobile home.  You have to have vision and when the perfect land is found, it may be time to remodel, add-on or remove.  

City of Van Alstyne vs. Grayson County Living

  • There are a number of things that are different between living in the City of Van Alstyne or other area cities and out in the country areas of Grayson County.  If you have always lived in a city you may be surprised at the lack of city services in the country.
  • Internet service can be a challenge based on your location because cable may not exist.  The options may be DSL, line of site antennas, cellular, satellite or if you are luck Fiber from Grayson Collin Communications 
  • Generally you can build what you want but remember, so can your neighbor!  
  • Grayson County does not have building inspectors so if you are buying an existing home in the county, work with a knowledgeable Realtor & be sure to have a professional home inspection.  Permits are required for septic systems but that is about it. 
  • If you buy raw land, you may need a water meter and check for water line capacity.   
  • Garbage and trash service will be by private contractor. 
  • Fire service may be by volunteer and Police will could be Grayson County Sheriff or Texas State Troopers. 
  • Think about how far you will be to doctors, grocery, delivery and auto parts of gasoline.
  • Instead of a sewer system, you will be using a septic tank and may be required to have a maintenance contract.
