Van Alstyne has been around since 1873 so there are historic areas and older subdivisions. Anything surrounding the Van Alstyne town square should probably be considered historic. However, over the years there have been changes so there are older homes mixed in with anything from an occasional single wide manufactured home to modern new construction.
Currently, Plat Circle Builders is doing infill new home construction in some older areas and maintaining the character with a craftsman style home in many cases. Tony Miller Construction is also very popular and building new Van Alstyne homes on older city lots as well as in the country.
While there are many small older subdivisions, a few of the most popular are Georgetown (Georgetown Estates, Heights, Meadow and Village), Steeplechase, Hackberry Heights, Trail Ridge and Windom Farms. There are of course plenty of acreage areas outside of the city limits primarily east and west of town.
Trailridge
Trail Ridge is a subdivision just a few miles west of town near FM121 and FM 3356. Homes here were first built in the early 2000s.
It is a beautiful area with acre plus lots and well-kept homes in the 3000 sf. range. There is an HOA. If you like to golf you are only a few miles east of a Fred Couples designed golf course at The Bridges.
SteepleChase
SteepleChase is a very popular subdivision of 148 lots only 3 miles west of Van Alstyne with acre plus lots, ponds and a rolling rural character. It is off of FM 3356 directly across from the Trailridge subdivision.
The Steeplechase Country Estates HOA has annual rates of only $100. You have easy access to the Bridges Golf Course, Van Alstyne and both major highways of Hwy 75 to the east and SR 289 (Preston Rd.) to the west.

Windom Farms
Windom Farms is located just south of town on the Grayson and Collin County line. Depending on the exact address, you could be in either county. You will have easy access to Highway 5 into Van Alstyne or just a few miles south into Anna,TX. No HOA.
It is close to the Van Alstyne Elementary school, Forrest Moore Park and Cold Springs Animal Hospital.
Georgetown
Georgetown Subdivision is off of Hwy 5 (Waco St) Homes in this area were first built-in the late 1990s and new Van Alstyne homes for sale are being built in Georgetown Village by DR Horton and Stone Hollow homes. There are several sections called Georgetown Village, Georgetown Meadows, Georgetown Estates and Georgetown Heights.
There is a community pool, HOA, Van Alstyne Elementary school and the wonderful Forest M. Moore Park with baseball, basketball, tennis courts and picnic area. It’s only a short distance to downtown and less than 5 miles to the middle and high school.
Thornberry
Thornberry is a subdivision about 3 miles west of downtown Van Alstyne,TX off of Hackberry Rd. This a beautiful area with that real country feel.
There are just a few homes here, most built after 2007. Lot size is one to one and half acres. Homes tend to range from 2500 to 4000 sf. There is no HOA and all homes are on septic systems.
Hackberry Heights
Hackberry Heights is a subdivision apx. 3 miles west of Van Alstyne off of FM121. Homes in this area were built-in the late 90s.
Lot sizes can range from 1+ to almost 10 acres and the homes range from the high 2000 to almost 4000 sf. There is no HOA and all homes are on septic systems.
Greywood Heights
Greywood Heights is a small subdivision just north of downtown. It is strategically located between the middle and the high schools. You can even hear the band practicing or walk to school.
Homes in this area were built from the mid 90s to early 2000s and generally are less than 2000 sf in living area. There is no HOA and the homes are on city water and sewer.
Meadows On Farmington
The Meadows On Farmington is a subdivision west of Van Alstyne. Homes here were built-in the mid 90s to the mid 2000s on one acre lots.
Generally the homes are in the 1700 to 2000 sf range. There is no HOA and all homes are on septic systems.
North Glen
North Glen is a subdivision a little north-east of downtown Van Alstyne. It was first built in the mid 80s but there are some homes there built as late as 2004. The are no HOA dues to worry about and all homes are on septic.
The Bridges
Homes for sale in The Bridges At Preston, Gunter, TX. Enjoy a Fred Couples 18 hole designed golf course or become a member of the modern 17 acre equestrian facility. Homes in the Bridges are apx. 2,700 to 4,200 sf. There is a HOA and new construction homes are still being built here.
